Standard Operating Procedures

-Security scheduled work times will be Saturday and Sunday 9 a.m. to 5:30 p.m.

 

-Check in at the main office and pick up the properties Registration Log.

 

-Primary posting location for Security will be at entrance of property fronting main office.

 

-Cars entering property will be stopped and checked.  Owners, renters and visitors of owners/renters will be allowed access to property.  A list of owners/renters and their unit numbers will be supplied to security.  Visitors of registered owners or renters must be able to identify name of tenant and unit number before access will be granted.  Security will verify that unit is occupied and tenant name before granting access.

 

-Owners and renters are required to sign Registration log and provide all relevant information.

 

-Service personnel that perform house cleaning, deliveries and maintenance shall be allowed access to property.   Personnel should be able to identify owner and unit number related to their service.

 

-Owner designated “on island” unit representatives will be allowed access to property.  A list of representatives will be provided for reference.

 

-Real estate representatives and clientele involved in unit transactions will be allowed access to property.  Public attending “Open House” showings shall be allowed access to property.

 

-No pets, with the exception of certified service animals, will be allowed on property.

 

- Common areas such as BBQ grills, pool, beach shower, paddle board court are for the exclusive use of Owners/renters and their guest’s.   All violators shall be asked to vacate the premises.

 

-Periodic checks shall be performed throughout the property with an emphasis on common areas and parking lots.  Concentration shall be on the lower parking lot of the property fronting building H and the next to the beach shower.  For this purpose “common areas” are recognized as BBQ grills, pool area, beach shower and paddle board court.  

 

-A list of property contacts will be submitted in case of security issues.  All security related issues shall be reported through the Resident Manager unless otherwise directed.  In an emergency situation where the Resident Manager cannot be reached, a default number will be available for contact.

 

-Copies of Activity Reports and Incident Reports shall be placed in office mailbox after each shift.
