     Friendly Reminders   

Anyone with an upstairs add on balcony should be advised that maintenance of the balcony is at owner expense. As such, the painting of your balcony will be billed to you on a work order at the standard work order rate of $30 per hour plus materials.

Before landscape alterations, such as tree replacements can be done by owners, even at their own expense,  the proper procedure must be followed. Please read the question and answer on this topic by clicking on the Condo Information tab on the home page and reading Question #6.  The landscape form is also available there for downloading. We hope to put the " list of approved plants" on the site soon.

Tree trimming and removal is being planned and executed based on a phased plan being developed with our certified arborist from the tree trimming company and an independent arborist from the island. Priority is being placed on issues of safety: such as coconuts, danger of limb fall, fire. While owners may request trimming/removal due to their perception of a safety issue, the final judgment will be made by the professional arborist we are using to help us develop the plan. Cosmetic tree removal/trimming will be done as finances permit after safety issues are resolved.

If you rent your property, it would be polite to tell your prospective guests about the closing of the golf course and other MPL properties. If you have a self managed unit, you might consider  removing any reference to the golf course being available, but you could mention Ironwood Hills.

Reminders

1. Some owners have yet to return their ballots for voting to opt in to the new condo law 514B. The time is drawing short to finalize a result. DMI will be sending new ballots to those of you who are not recorded as having responded as yet. Your Board recommends that we do opt in to this new law and also vote yes on the insurance provision included in the ballot. Please return your ballots as soon as possible.

2. Recently, your responses were requested regarding internet services being added to the cable TV contract at a very low rate. We have only received only 23 responses out of 77 so far. This is not a sufficient number of returns for us to make a decision on whether or not to contact the cable provider and begin the process. Please mail your return slip back to DMI or email Dave Hubka with your opinion. Since Ke Nani Kai has installed the service, some of our owners who rent their units have been asked whether or not we have similar services available, so the service would not only benefit you as an owner, but could be a marketing tool to get more occupancy if you rent your unit during times when you are not on island.
